Services in
Lazy Lake, FL

Lazy Lake has its own mayor and council but no water plant. Its tap water comes through Wilton Manors' pipes, treated by the City of Fort Lauderdale. Most of the village's houses date from the early 1950s, on large lots around the lake, and several have a pool or a guest cottage. That shapes what we recommend.

Water and sewer questions go to Wilton Manors, not the village office. Broward County's utility map shows the City of Wilton Manors as both the water and the sewer provider for every lot in Lazy Lake. For a leak in the street, low pressure, a bill or a boil-water notice, call Wilton Manors City Hall (954-390-2100). The village itself handles trash pickup, rental permits and its council.

Lazy Lake is a village of 33 residents (2020 Census) on 0.023 square miles (roughly 15 acres), enclosed on all sides by Wilton Manors. Its drinking water is Biscayne Aquifer groundwater treated by the City of Fort Lauderdale and delivered through Wilton Manors' distribution system, which disinfects with chloramine. The lake in the middle of the village is an old rock pit and plays no part in the water supply.

The water met federal and state standards in Wilton Manors' 2025 report. The points worth a closer look in this village are PFAS in water from Fort Lauderdale's older lime plant, disinfection byproducts that run higher at the far end of the pipes, and lead solder in houses built around 1950. We test at your kitchen tap and then suggest only what the results support, whether that's RO under the kitchen sink, whole-house carbon for the chloramine, or a softener if hardness turns out to be a problem.

Who Supplies Water to Lazy Lake

The City of Wilton Manors does (EPA system ID FL4061574). The village was incorporated on June 3, 1953, one day before Wilton Manors became a city, and has stayed independent ever since, but it never built utilities of its own. Wilton Manors owns the mains that reach the village, takes the compliance samples and sends the bills. It buys all of its treated water from Fort Lauderdale, so the plant results that matter for your tap are Fort Lauderdale's and the pipe results are Wilton Manors'.

Fort Lauderdale has supplied that water from its 1953 Fiveash lime-softening plant. In September 2026 its new Prospect Lake Clean Water Center (nanofiltration plus ion exchange) started delivering water, and its service area includes all or part of Wilton Manors as it takes over from Fiveash. Our Wilton Manors water page goes deeper into that city's report, service-line letters and rate tiers.

Test Results for the Water Piped Into Lazy Lake

From the City of Wilton Manors' 2025 water quality report and EPA's unregulated-contaminant monitoring of the Wilton Manors system
🟠 Above the 2029 Standard

PFAS

EPA's November 2024 sample at the meter where Fort Lauderdale water enters Wilton Manors found 15 ppt PFOS and 5.8 ppt PFOA. The federal limit of 4 ppt each takes effect in 2029, so these readings are not a violation today. That water came from Fiveash, which was never designed to remove PFAS.

Fix: Under-Sink Reverse Osmosis
🟠 Highest Toward the Pipe Ends

Haloacetic Acids and TTHMs

Wilton Manors' 2025 report lists a highest running average of 43.3 ppb for haloacetic acids (single samples 22 to 55) and 44.3 ppb for trihalomethanes, under limits of 60 and 80. These byproducts keep forming as water travels, so the readings out in the distribution pipes are higher than at the plant.

Fix: Catalytic Carbon + RO
🔵 Disinfectant

Chloramine

The 2025 average was 2.12 ppm, with readings from 0.6 to 2.9, below EPA's 4.0 ppm ceiling. It carries the faint swimming-pool smell many people notice in a hot shower. Regular carbon pitchers barely touch it; catalytic carbon is made for it.

Fix: Whole-House Catalytic Carbon
🟡 Inside Older Houses

Lead

At the 90th percentile, Wilton Manors' last lead round measured 4.80 ppb, and 1 of 34 homes sampled was above the 15 ppb action level. The City says its own lines contain little to no lead. In a house plumbed around 1950, the solder joints and old valves indoors are what need testing.

Fix: Lab Lead Test, Then RO
🔵 Far Below Federal Limits

Arsenic, Radium and Chromium-6

April 2023 samples showed radium at 0.757 pCi/L against a limit of 5, and arsenic at 1.0 ppb against 10. EPA's 2013 sampling of the system found chromium-6 at 0.15 to 0.22 ppb; there is no federal chromium-6 limit, and California's is 10 ppb.

Fix: RO Covers It
🟡 Late Paperwork Only

Reporting Violations

EPA's records list late monitoring and report filings for Wilton Manors, mostly coliform and byproduct reports sent after their deadlines in 2023 and 2024. None of these are health-based violations, and the report says the results themselves complied.

Fix: No Action Needed

Wilton Manors Historical Society, "Lazy Lake: Independent Village," June 2008. Several lots also have detached guest houses. A few houses may have been remodeled or replaced since then. Copper joints soldered before 1986 can contain lead.

Lakefront Lots, Guest Houses and Pools

Some lots here run close to an acre, and several have a detached guest house, a pool or both. That changes where equipment goes. A whole-house filter or softener has to sit on the main line before it splits toward the second building, or the guest house gets untreated water. We trace the line from the meter before quoting, because on these lots it can run a long way across the property.

Wilton Manors requires a backflow preventer at each water connection and an annual test of it, so we install new equipment downstream of that device and keep the irrigation branch separate. A softener has no reason to treat sprinkler water, and leaving the irrigation line off it saves salt. Pool fill lines get the same treatment; there's no benefit in sending pool water through RO or a softener.

Lead Testing in Early-1950s Houses

About ten of the village's houses went up in the early 1950s, three decades before the 1986 federal ban on lead solder. If the copper or galvanized pipe inside has never been replaced, a first-draw lab test tells you whether lead is reaching the faucet. It's free for any home built before 1986, and a result above a few parts per billion is the case where under-sink RO pays off first.

The four large houses built in 2003 and 2004 were plumbed under lead-free rules. For those, the test is mostly about chloramine, byproducts and hardness, and the choice comes down to whole-house carbon and drinking water.

PFAS Readings and the Switch to the Prospect Lake Plant

The PFAS in the 2024 sample came from Fiveash, whose lime process doesn't remove it. Fort Lauderdale's other plant, Peele-Dixie, uses membranes and had no PFAS detected in EPA's 2023 sampling, and the new Prospect Lake plant uses membranes and ion exchange as well. Readings in Wilton Manors should drop as Prospect Lake replaces Fiveash, but neither city has published results from the new plant yet.

Under EPA's 2024 rule PFOS and PFOA are each capped at 4 ppt from 2029, and EPA has proposed pushing that date to 2031. If you'd rather not wait, an under-sink reverse osmosis system is designed to reduce PFOS and PFOA at the kitchen tap.

Does This Water Need a Softener?

Often not. The U.S. Geological Survey puts untreated Biscayne Aquifer water in Broward and Miami-Dade at a median of about 14 grains per gallon, but Fort Lauderdale softens all of it before it leaves the plant, and the newer membrane plants remove even more. Neither Wilton Manors nor Fort Lauderdale publishes a tap hardness figure, so we measure it during the test.

We suggest a softener when the reading is high or the house shows the signs: crust on aerators and shower glass, cloudy dishes, a tank water heater that rumbles with sediment. White spots on a pool deck or patio glass near the lake are a weaker clue, since splash and evaporation leave marks even with soft water.

Water Filters in a Short-Term Rental

The village runs its own vacation and short-term rental program: each rental property needs a Certificate of Compliance under Ordinance 2022-01, posted on site. Guests tend to judge the water by smell and taste, and a chloramine odor in the shower or a drinking faucet nobody trusts shows up in reviews. Whole-house carbon handles the smell, and an RO faucet in each kitchen gives guests drinking water without a stack of plastic bottles.

The catch is upkeep when nobody lives there full time. We can put the carbon media, RO cartridges and softener salt on a schedule through our filter replacement service and softener salt delivery, timed between bookings so a cleaning crew isn't left guessing.

The lake is not your water source. Lazy Lake's lake formed when a rock pit, quarried in the 1920s for the original Wilton Manors development, filled with water. Tap water in the village comes from Fort Lauderdale's wellfields miles away, treated and then piped through Wilton Manors. Any color, odor or algae you see in the lake says nothing about what comes out of your faucet, and lake water shouldn't be used for drinking.

How the Free Water Test Works

The free water test takes about 20 minutes at your kitchen sink: chloramine, hardness, pH, iron and dissolved solids, compared against the Wilton Manors report. Then we walk the line from the meter to the house and the guest house, look at the water heater, and check where the backflow device and irrigation branch sit. Houses built before 1986 also get the free certified lab lead test, and lab PFAS testing can be added if you want your own number.

Most installs happen the same day as the test. A single softener or carbon tank takes two to four hours; the full three-stage setup takes four to six, longer if the main line runs far across the lot. Control valves carry a 5-year warranty and tanks 10 years, and we use 10% crosslink resin because it lasts longer in chloraminated water.

Questions Owners Ask About Water in the Village

It's an incorporated village with a mayor and council, but it has no water or sewer utility. Wilton Manors provides both, using water it buys from Fort Lauderdale, so Wilton Manors' yearly water quality report is the one that covers your tap.

Yes; it met every federal and state standard in Wilton Manors' 2025 report. The figure people ask us about is PFOS: 15 ppt in EPA's 2024 sample, above the 4 ppt limit that starts in 2029, from Fort Lauderdale's older lime plant. A membrane plant is now replacing it. If you want lower PFAS now, under-sink RO is the direct fix, and a pre-1986 house should have the free lead test first.

For whole-house carbon or a softener, yes, as long as the equipment goes on the main line before the pipe splits to the second building. Drinking-water RO sits under a sink, so each kitchen needs its own unit. We confirm the pipe layout during the test.

Usually whole-house carbon for the chloramine smell and an RO faucet in each kitchen. Add a softener only if the test shows hard water. The bigger decision is who changes the cartridges, so most hosts put filters and salt on our scheduled service.

No. The lake is a flooded rock pit, and nobody draws drinking water from it. Your water is pumped from the Biscayne Aquifer at Fort Lauderdale's wellfields, treated at the City's plants and delivered by Wilton Manors.

It should improve it. Its nanofiltration membranes and ion-exchange resin, running since September 2026, take out the yellow tint and PFAS that the Fiveash lime plant left in. No results from it have been published yet; we can test before and after if you'd like to compare.

Less than the 1950s houses do. The four built in 2003 and 2004 were plumbed with lead-free solder and fittings. The free lab test is meant for homes built before 1986, where old solder joints can release lead into water that sits overnight.

The pool smell is chloramine, the disinfectant Fort Lauderdale adds. A stronger bleach smell for a few weeks at a time comes from the City's periodic switch to free chlorine for system maintenance. Whole-house catalytic carbon removes both.

Carbon, softener and RO together run $3,200 to $5,500 installed; RO alone is $799 to $1,200 and a softener $1,495 to $2,500. Long main lines and a guest house can push a quote toward the top of the range. Payments can be spread out through our financing.

Look at the softener's salt level monthly and clean the brine tank once a year. Plan on valve service every 5 to 7 years and new resin at roughly 10 to 12. RO cartridges and carbon media have their own change intervals, and we can send reminders or handle the swaps.
